STATEN ISLAND, N.Y. — Even during a global pandemic, Staten Island’s high-end residential real estate was enticing to buyers, with the highest-priced home in the borough selling for $3.45 million on Todt Hill in 2020.

And this year, the highest-priced condominium in the borough sold for $1.8 million in Bay Street Landing in St. George.

In fact, the coronavirus (COVID-19) pandemic hasn’t greatly affected home prices in the borough, Realtors say. And homebuyers appeared to have flooded the market since the shelter in place order was lifted in the summer. Pending sales since August average anywhere from 45% to 66% above the similar period last year, said Sandy Krueger, CEO of the Staten Island Board of Realtors (SIBOR).

“The 2020 Staten Island real estate market started off 8 to 9% above the prior year, went into hibernation in mid-March and came back with a roar in mid-July — and has been on a tear ever since,” said Sandy Krueger.

“Obviously, buyers and sellers who were held back by the pandemic shutdown have resurfaced,’' Krueger added. “The pandemic has also caused people to rethink their housing needs, and that has driven more people into the market. Additionally, record low interest rates are a driving force in the market.”

TOP 10 EXPENSIVE HOMES

According to SIBOR, the top 10 most expensive homes sold in 2020 were:

1. $3.45 million: 32 Circle Rd, Todt Hill, a 12,426-square-foot home with five bedrooms and 10 bathrooms.

2. $2.87 million: 80 St. James Pl., Dongan Hills, a 4,284-square-foot, four-bedroom, seven-bathroom home.

3. $2.5 Million: 120 College Pl., Todt Hill, a 5,200-square-foot, five-bedroom, six-bathroom home.

4. $2.35 million: 32 Highpoint Rd., Todt Hill, a 7,800-square-foot, five-bedroom, seven-bathroom home.

5. $2.1 million: 18 Sunset Hill Dr., West Brighton, a 7,500-square-foot, six-bedroom, six-bathroom home.

6. $2 million: 65 Jenna Ln., Dongan Hills, a 6,350-square-foot, six-bedroom, six-bathroom home.

7. $1.9 million: 58 Buttonwood Rd., Dongan Hills, a 4,412-square-foot, four-bedroom, six-bathroom home.

8. (tie) $1.8 million: 90 Bay St., a Bay Street Landing penthouse, garnered what was said to be the highest price paid for a condo on Staten Island. It is 2,225 square feet with three bedrooms and four bathrooms.
