Most Expensive Home in Austin, Texas, Sells in Off-Market Deal - Mansion Global

A mansion that was once the most expensive home listed in Austin, Texas, has sold in an off-market deal, Mansion Global has learned.

If the nearly nine-acre estate, called Willow Beach, sold for close to its former $38.9 million price tag, it would be by far the city’s highest residential sale on record. The most expensive home officially on the market in Austin is priced at $12.9 million, according to the Multiple Listing Service.

Located on Lake Austin, part of the Colorado River, the seven-bedroom, nine-bathroom home was custom built to the sellers’ specifications, according to listing agents Michele Turnquist and Kathryn Scarborough of Engel & Völkers Austin, who started marketing the property over the summer. The agents said the deal marks the priciest home sale ever recorded in Austin, but declined to specify the final close price. Texas is a non-disclosure state, meaning final property sale prices are not a part of public government records.

Willow Beach, named for the many willow trees on the grounds, offers about 665 feet of water frontage, as well as a private lagoon and boat canal, and was designed by Austin-based Miró Rivera Architects.

“Miró Rivera did an amazing job designing the home to encompass the surroundings and has won many international design awards and featured in Architectural Digest,” Ms. Scarborough said in an email. “The architecture embraces the natural beauty of Austin and the water that surrounds it.”

Austin has seen an influx of new residents, particularly from the San Francisco Bay Area and other large metro areas, but the agents said Willow Beach would have commanded a high price regardless.

“We are seeing a lot of migration, however, we feel it's one of the most iconic properties in Austin and would have caught the eye of someone locally or abroad,” Ms. Turnquist explained. “Being on such a large parcel of land on Lake Austin, with a private lagoon, is one of the many reasons why this estate is irreplaceable.”

The contemporary residence, built around a central courtyard with a lawn and water feature, was created to both ensure privacy and take advantage of its natural surroundings. The estate was completed in 2010, after 11 years of construction, according to the listing.

The home is clad in rough-hewn, locally sourced Lueders Limestone, and features Venetian plaster and African sapele wood throughout, according to the listing. The 1,000-square-foot great room is enclosed in glass, framing views of the wetlands that line the private lagoon. It includes a living area with a fireplace surrounded by a soapstone hearth, a dining space and a gourmet kitchen.

A floating staircase leads to a second level, which has an office and a media and game room.

Outside, there is an infinity pool on the edge of the river, as well as a lounge area, several terraces and a fire pit.

There’s also a guest house on the other side of the estate, which is connected by an award-winning metal pedestrian bridge that extends over the water. Both were designed by Miró Rivera Architects, and the bridge received several awards, including recognition from the American Institute of Architects and the Texas Society of Architects.

“[The] design [was] inspired by the reeds and other native vegetation that cover the shores of the lake,” according to the architect’s website.

There are two entrances to the property, one for each house, according to the listing. It is fewer than eight miles to downtown Austin, and near the Austin Country Club. It also has a low property tax rate and is within one of the state’s best school districts, the agents noted.

The sellers declined to comment for this article.
