People really love Lake Washington. That's one takeaway from Seattle real estate in 2020. Four of the five neighborhoods with the highest median sale prices in the city last year were located along its eastern edge, according to Redfin data.

Seattle's most expensive neighborhood in 2020 has long been home to some of the city's most well-heeled (and famous) residents. Tucked between Madrona and Madison Park, this small community boasts ample living space for city life at, mind you, exorbitant prices. Hey, at least locals can save on swimwear: Parks here include a pair of nudist-friendly beaches.

Median sale price: $2,390,000

Windermere

With a name synonymous with Seattle real estate and gorgeous homes, it's no wonder this community just south of Sand Point and north of Laurelhurst draws an outsize amount of real estate attention. Closed sales rose sharply year-over-year in 2020, as did prices.

Median sale price: $1,717,330

Madison Park

You might need a deck (and another floor) to take in the natural surrounds from some of its properties, but the largest neighborhood in a moneyed swath of eastern Seattle offers far more than just lake and mountain vistas. Easy access to trails at Washington Park Arboretum and a dining scene that can lure a top restaurateur make this a top spot to settle down for Seattle's C-suite class. Just ask former Starbucks CEO Howard Schultz.

Laurelhurst

The Gates clan set down roots here all those years ago for a reason. Proximity to the University of Washington and plenty of elbow room have attracted those who've traded on their brain power for affluence. Docks abound.

Discovery Park

Median sale price: $1,597,500

Briarcliff

The only neighborhood in the top five that isn't Lake Washington–adjacent can still tout spectacular water views. Just off Puget Sound, Briarcliff experienced significant hikes in prices and total sales last year. Discovery Park is a coveted neighbor, after all.
