Of the 50 most expensive neighborhoods in New York City, over half are in Manhattan, while Brooklyn is home to 19 of the city's priciest, according to a report by PropertyClub looking at sales in 2020.
Overall, the median sales price in NYC is $700,000. The median price is $1.1 million in Manhattan, $900,000 in Brooklyn, $605,000 in Queens and just $519,000 in Bronx, which is the most affordable.
Noho, Hudson Yards, Tribeca, Central Park South and Nolita took the top five spots for most expensive—with a median sales price above $3 million dollars. In Brooklyn, Cobble Hill was the most expensive, with a median sales price of $1.6 million, followed by Carroll Gardens, Boerum Hill, Fort Greene and Dumbo. As for Queens, the most expensive neighborhood was Ditmars Steinway at $1.1 million, followed by Malba and Long Island City's Hunters Point neighborhood.
PropertyClub said that prices in Noho were higher than usually thanks to new luxury development sales at condos like 40 Bleecker Street.
Interestingly, the Upper East Side and the Upper West Side had the most transactions (1,755 and 1,699, respectively). Noho, the most expensive in Manhattan, had only 57 and Cobble Hill, the most expensive in Brooklyn had just 82. Ditmars in Queens only had 48 transactions.
